Full service listing programs include….

- Create computerized floor plan on your home, if you do not have one.

- Accompany every showing, no lockboxes are used unless desired.
- One on one contract review and negotiations.
- Constant monitoring of your transaction from contract to closing.
- We are present at your closing.
- If closing time is inconvenient we bring closing documents to you, you will not have to attend.

- You may continue selling your home By Owner.
- If you sell your home By Owner you are released from the listing, no fees are due.
- We can assist you on a flat rate basis if you sell and need assistance in the process.

Showing agreement for our Buyers
- No listing agreement, it's a commission/showing agreement just for specific buyers we introduce
- You allow us to show your home to our buyer.
- If our buyer purchases we assist both you and our client in the closing.
- Reduced real estate commission, paid either by you or the buyer as negotiated.
- Fees: See Fees & Commission Schedule below
Rentals
- Hi-definition photo’s of your home.
- Internet marketing on Realtor.com and related sites.
- Assist with contract negotiations.
- Provide you with copies of the current Florida Landlord/Tenant Law.
- Fee structure will be the lesser of the two below options.:
- Equal to one months rent on a 1 year lease
-10% of gross rent on shorter rental periods
- No renewal fees due on subsequent lease renewals.
Fees & Commissions
Full Service Listings - Start at 4% and max at 6%
Limited service/Flat Rate Services for homes not under a Full Service Listing: $250.00 per hour - 1/2 hour minimum
For Sale by Owner Listing Program - Start at 4% and max at 6%
Showing Agreement for our Buyers - 4%
Rentals = Equal to 1 months Rent ro 10% of gross rent - Whichever is less
